New development loan in Alicante with a total yield of 8%3 in 12 months! 

We introduce you to Balcón de Finestrat- Castellets II, a development loan that consists in the granting of a loan to a project developer for the construction of 3 detached houses in Finestrat, Alicante. 

This funding corresponds to the second stage of the project which aims to collect a total of 500.000 euros. 

It is important to underline that:

The developer already owns the land. 

  • The building permission has already been approved.
  • The project developer has many years of experience, especially in trading with foreign clients. He’s the same developer of the Santa Pola project, an opportunity that has recently given back the capital to its investors and even before the previously decided time. 
  • There’s a high demand for detached houses.
  • Due to the fixed nature of the loan, you won’t have to wait for the sale of the houses to get income, instead, you will start earning from the very first month until the developer amortizes the loan. The interest is 8%3 in 12 months only!

Finestrat is a municipality of the Community of Valencia. It is located in the province of Alicante, in the region of Marina Baja.

It is one of the most charming towns of Costa Blanca, where the traditional structure of the houses has been respected behind the mole of Puig Campana. It is a beautiful coastal and at the same time mountainous municipality.

The houses are only 5 km far from the beach, rise on a hill characterized by its hanging houses. The most magical part of the municipality is the historical city center. It is, in fact, known for its small streets and it is built on the foundations of an ancient Moorish castle. Above these foundations, you can also find the Hermitage of the Holy Christ of the Remedy, surrounded by the Mirador.

The houses are about 130m2 each and they will have the following distribution:

In addition, each house will have a plot of approximately 500 m2 and a private swimming pool.

1) Development loan: 12-month fixed rate loan to the real estate developer where interest is distributed monthly and the principal is amortized at the end of the project. The interest is not guaranteed.

2) Flex Contract: The Promoting Company may activate an extension of a single duration of 6 months to the expiration date of the contract, communicating it to Housers at least one month in advance. This extension will be accompanied by an increase on the interest rate agreed upon in the return of capital, resulting in this project, an annual interest of 9.5% during the extension. This information is found in more detail in Article 3.3.1 of the Loan Agreement.

3) It is the total return on investment. It takes into account the total term of 12 months and the annual fixed interest agreed by the promoter. For more details see the Promoter's Report.ort.
