The operation consists in buying a whole building located in the Street “Puerto de la Mano de Hierro”, 7 in Madrid. The facade of the two-property building has been recently renovated. The ground floor will be designated to the social rent: It is a property of 61m2 divided in two bedrooms, one bathroom, a kitchen and a living room. There is a planned third room that will be adapted as a bedroom. The property is completely renovated and will be furnished and decorated by Housers in order to welcome the family in need.

The property located in the first floor has similar characteristics but is already rented, the tenant pays 150€/month.

Provivienda will be in charge of finding the tenant for the social rent, taking into account the family’s needs. The rent that will be required will be minimal so the annual return will be symbolic, 1,55%. Also Housers will take care of 50€ of the rent in order to make the property even more affordable to the family; without reducing the profitability for the investor.

The idea is to rent the property for 5 years and then selling it in 60 months, when the net profitability will be of 36,11%.
