The purpose of this project is the granting of a loan to a project developer for the purchase, renovation and decoration through the Home-Staging strategy of an apartment in the district of Salamanca with the aim of maximizing the expected sale in 12 months. 

Specifically, the apartment is located on Calle Iriarte, 24, in the neighborhood of Guindalera which borders on the north by Avenida de América, on the east by Francisco Silvela street, on the south by Calle de Alcalá and on the west by M- 30

The area is unbeatable, quiet and very close to some of the main arteries of the capital, the famous Plaza de Toros de Las Ventas or the well-known streets of Francisco Silvela, Juan Bravo or Diego de Leon. As well as the connections, the nearest metro is only two minutes away on foot (Cartagena) besides the Avenida de América bus station for long distance trips. 

The 42m2 apartment is located on the 4th floor of a building with elevator. It will be completely renovated, including furniture and complete decoration and will result in the following distribution:

  • Two bedrooms 
  • A bathroom 
  • Living room with American style kitchen 
  • 8m2 Terrace 

The reform will be carried out under the turnkey model, the budget is closed so there will be no changes to the budget. 

The project developer will be responsible for carrying out all the tasks and management necessary to make the sale, execute and control the rehabilitation of the property, carry out the marketing strategy well by itself; well through third parties. In addition to, follow-up throughout the life of the project and be responsible for performing the necessary tasks for the management of the day to day of the property.
