We present Raffaello, the new development loan1 project that consists of granting a loan to a real estate developer to finance the construction of a residential complex of 15 real estate units in the city of Rimini, Italy.


Rimini, city of the Adriatic coast is possibly one of the best known and most recognized italian cities famous for having 15 km of beautiful white-sand beaches, great hotels and the large number of bars and restaurants. Thousands of visitors  and locals book their holidays to sunbathe, relax on the beaches and escape the busy urban life. It is one of the main citiest of the Emilia Romagna Riviera.


Rimini is not only a summer resort destination, its also known for being a town of cultural and historical interest: the Arch of Augustus, the Tiberius Bridge, the Malatesta Temple, the work of the Franciscans and the city's main Catholic cult temple; Sismondo Castle; and the Roman Amphitheater. Rimini is also the city of Fellini and the famous director of La dolce vita, Amarcord and much more.

The area is located at the gates of the city of Rimini, about 2,5 km from the old town and 4 km from the sea. Connected by the main roads and also by the comfortable bike path through which you can reach the center of Rimini in 10 minutes and the sea in 15 minutes.

The residential complex will be located in the Padulli area, a new expansion area with mainly residential settlements, consisting of a large number of detached houses and/or townhouses and apartments in newly built buildings at not more than 2 floors above ground, giving the neighborhood an elegant and modern connotation and highly appreciated by those looking for a quiet residence, full of large private and/or public green spaces, but at the same time not far from the comfort of the center and the nightlife.

* The annual return is the percentage of profit or loss that would be obtained if the investment period was 1 year. It will apply to all projects in which the EARLYIELD icon will appear.

1) Development loan: Development loan at 12 months to the developer where the interest is distributed monthly and the principal is repaid at the end of the project. The interest is not guaranteed .

2) Flex Contract: The Promoting Company will be able to activate an extension of a single duration of 6 months to the expiration date of the contract, communicating it to Housers at least one month in advance. This extension will entail an increase in the agreed interest rate on the capital refund, resulting in an annual interest of 11 % for this project during the extension. This information is further detailed in Article 3.3.1 of the Loan Agreement.

3) It is the total return on investment. It takes into account the total term and the fixed annual interest agreed by the promoter. For more details see the Promoter’s Report.
