We introduce you to IRE VILLAGE SPA, the new development loan project that consists of granting a loan to adcquire land for construction and cover administrative and residential fees , in the town of Santa Maria di Coghinas (Sassari), Sardinia in Italy.


This dreamlike village is located at the bottom of a green hill just next to the river Coghinas, and near two warm thermal springs, which reach a temperature of more than 80 degrees. From the orographic point of view, the area has an articulated and impressive mountain system. The main economic activity is represented by intensive agriculture, favored by the presence of vast floodplains.


The thermal baths (and the nearby thermal pools, although found in another municipality) attract thousands of curious visitors every year, from simple one day tourists to those who choose the SPA as a holiday destination for a long stay to disconnect from urban life. “Thermal tourism”, especially in recent years, is undergoing a true renaissance, and in Santa Maria Coghinas it could become one of their most important attractions.


Its oldest archaeological remains are the Castle of Casteldoria and the Romanesque temple of the Church of Our Lady of Grace.

The works will consist of the construction of roads that allow the viability within the town, the connection of the municipal road with the housing blocks, the construction of retaining walls necessary for the primary works, the construction of electrical systems infrastructure, supply of water, sewage, rainwater collection, data line wiring and the construction of a private parking for guests of the complex. 


All works to be carried out must be in harmony with the surrounding nature, so ecological asphalt will be used for roads and concrete retaining walls will be covered with local stone, in order to create the typical landscape of the region.


The area is well connected, in fact, two airports are located just over an hour from the city, Alghero, and Olbia. Just 15 minutes drive from the beautiful beaches of Badesi.


Badesi is a small tourist area located on the north-western coast of Sardinia, between Castelsardo and Santa Teresa di Gallura. Badesi has a unique environment: it is protected in the Gulf of Asinara where it has, to its right, the Red Island and, to its left, the Fortress of Castelsardo. The coast of Badesi, with its beaches that stretch for miles, is particularly exposed to the master wind and, therefore, it is very popular among surfers.



The beaches of Badesi Mare are well known for their breathtaking beauty. Li Mindi is a wide white and medium-fine beach with wonderful colors. The dunes of fine sand are covered with junipers, and, on the horizon, you can see the island of Asinara and the panorama ranges from Castelsardo to the Red Island. In the direction of Valledoria, you can find the famous Mimosa Bay, an extensive stretch of white sand that plunges into the blue sea, with a shallow, sandy seabed, framed by dunes covered with coastal vegetation.

1.Flex Contract: The Project Developer may activate an extension of a single duration of 6 months from the date of expiration of the contract by giving Housers at least one month's notice. This extension will be accompanied by an increase in the interest rate agreed on the repayment of capital, resulting in an annual interest rate of 9.75% for this project during the extension. This information is more detailed in article 3.3.1 of the Loan Contract.
